As many renters and home-buyers know, housing prices have risen to head-shaker extremes. What sold for $200,000 ten years ago now goes for $350,000 and up. And rents are just unbelievably high – when you can find one that even comes close to meeting family needs.

A lot of this is happening through no fault of the public. Coming out of the worst recession since the Great Depression of the 1930s, home construction went into a death spiral in the fall of 2008 and is only now beginning to recover. But because construction companies are just getting THEMSELVES rebuilt, housing construction is very slow to even begin to meet today’s demand. Therefore high prices abound.

But it doesn’t have to be that way according to innovative home builder Bill Sagona. Sagona’s Sunshine Network LLC has jumped aboard a movement to veer away from traditional wood frame homes to homes made of steel – homes that can stand the worst wind, hail and rain storms, as well as the storms from underground – earthquakes.

Sagona says Sunshine Network’s homes vary from 360 sq.ft. to thousands of square feet, depending on the design. He claims (and it’s been confirmed by the building code techs at the state and at the county level) that these homes can be built to comply with all state and local building and fire codes and at a third of the cost of regular wood frame dwellings. And there are many of these homes already built, and more being built all across the country. In fact a large multi-family apartment complex is being built right now in Lagrande.

The building blocks of these homes begin with large ocean-going containers that go surplus all the time, all around the world. Anyone can buy them and build their own homes if they’re properly engineered. Few families shopping for a new home possess those skills so that’s where Bill Sagona and his Sunshine Network come in. He, and steel builders just like him, sit down with families and provide them with a wide variety of floor plans – one, two, even three story versions. Whether you’ve got a growing family or you’re interested in a duplex model that can quickly produce investment returns, all homes fully qualify for standard HUD, FHA, VA and regular mortgage financing.

Specifically along the Oregon Coast, these designer steel-frame homes can ride out a large earthquake, like the Cascadia variety, that’s been mentioned so much in the news lately. In the event one strikes in our lifetime, a steel frame “small house” on your property could be your “lifeboat” in the event that your wood frame house doesn’t make it. Not many will. But constructed in your back or side yard, a mini-steel home will very likely survive along with your emergency food, water, and medical supplies needed over a two to three week period – long enough for the outside world to arrive with relief supplies.

A quick look around ‘You Tube’ produces a kaleidoscope of videos of these steel frame homes cropping up all over – some built by do-it-yourselfers – others by contractors like Sunshine Network. Sunshine Network also provides “Tiny Home” versions for buyers who don’t want to take-on a full sized home, preferring the “minimalist” lifestyle. Sagona’s got plans for those as well.
